Before the coronavirus upended the economy, the L.A. multifamily investment market was red hot. Nearly $11 billion in trades were recorded in both 2018 and 2019, leading the nation in both years. In 2019, volume totals were boosted by some larger trades, while overall deal volume declined noticeably relative to previous years.
Nearly 3,900 apartment trades took place in L.A. County in 2017, and more than 3,200 properties traded in 2018, but only about 2,400 trades were recorded in 2019. And as 2020 drew to a close, fewer than 1,500 sales had recorded, a clear indicator of the disruption caused by COVID-19.
